Most of California's named lakes have either no lakefront for sale at any price, lakefront priced like Tahoe, or strict lake-use rules that keep you off the water you bought into. Clearlake is the rare exception. It is the largest natural lake fully in California, the Lake County General Plan supports private docks and water-position parcels, and the comparable inventory at this size and frontage simply does not exist below this number anywhere in the state I've checked.

Clearlake

The largest natural freshwater lake fully within California. 68 square miles of surface area, 100 miles of shoreline. Bass fishing is legitimate destination-grade, water sports run March through October, and the lake supports private docks where the parcel allows.

Mt Konocti view

Konocti is the dormant volcano on the south shore, 4,300 feet, dominating the southern horizon from Nice. The view from this lot is straight across the lake at it. That view does not get built out from in front of you.

Nice

North-shore community of about 2,800. Quiet, walkable to a handful of cafes and the fishing pier at Robinson Rancheria, 10 minutes to Lucerne for groceries, 25 minutes to Lakeport for the county seat services.

Wine country adjacent

The Big Valley AVA and Red Hills AVA are both inside Lake County, 30 to 45 minutes south. Lake County is the highest-elevation AVA in California, and the Cabernet from up here is moving into Napa winemaking through buyer relationships.

Mendocino National Forest

Listed under Community Features as "Near National Forest." The southern boundary of Mendocino National Forest is roughly 25 miles north of Nice, with hiking, hunting, and dispersed camping.

The drive in

From the Bay Area, you're roughly two hours via Highway 101 to Highway 20. From Sacramento, about two hours via I-5 to Highway 20. Once you're on the lake road, the pace changes.
